Rental Guide: Properties on this website serve as a guideline and is subject to change without notice. Inventory may change so call the office for any additional available properties and rent rates. All rentals are Saturday to Saturday unless noted otherwise. Some properties may offer mini-weeks, partial or weekend lodging. Beach Real Estate, Inc. is not liable for any printing errors, misprints, omissions, rate errors or any misinformation.
Owners and Tenants: In any lease of residential property, the real estate licensee will be representing the owner and will be the lawful agent/sub-agent of the owner of the property.
Accommodations: All properties managed by Beach Real Estate, Inc. are privately owned and furnished/decorated to reflect each owner’s taste. All units include basic items and equipment. Most properties are available for Guest to inspect prior to making a reservation or paying a deposit. If Guest chooses not to inspect the unit, the Guest agrees to accept the property as is upon check-in. Guest will not be entitled to any refund and will have no claim or recourse against Owner or Agent.
Payments: In order to rent a unit we must receive an initial payment of 1/3 of the total rent, 6% Maryland sales tax, 4.5% Worcester County room tax, and a $75 nonrefundable processing fee within 7 days of making the reservation. If the initial deposit is not received by 5:00 PM on the 7th day the reservation will be cancelled without notice. The balance must be paid in full 30 days prior to arrival. Any reservations made less than 30 days to arrival must be paid in full at the time the reservation is made. Upon receipt of your deposit, a lodging agreement will be mailed to Guest. We accept Visa, MasterCard, money order, cashiers check or personal check for all payments made more than 30 days prior to arrival. NO PERSONAL CHECKS ARE ACCEPTED LESS THAN 30 DAYS OF ARRIVAL. A Lodging Agreement will be sent out upon receipt of the initial payment. The agreement must be signed and returned within 10 days from the day you reserved the unit. Any agreement not returned within the 10 day time frame may be cancelled by Beach Real Estate, Inc. Any checks returned will NOT be redeposited. Guest will have 48 hours to replace the funds plus a $25 return check fee. If the replacement funds are not received within 48 hours the reservation may be cancelled by Beach Real Estate, Inc.
Cancellations: In the event of cancellation or transfer by the tenant, all monies are forfeited unless property is re-rented. If property is re-rented, then 16% of the gross rent is forfeited and the balance of the deposit is refunded less the nonrefundable processing fees. All cancellations must be in writing. The owner or agent reserves the right to cancel any reservation prior to occupancy, and will in this event refund all monies received. A change in the rental time period at the Guest’s request is considered a cancellation and will follow the same guidelines as stated above. Sub-leasing is prohibited.
Security Deposits: Security deposits are paid with the balance payment for the reservation. They will be returned within 30 days of departure date. Report any damages immediately upon check-in to protect your security deposit. The return of your security deposit depends on how you take care of the unit. The Guest signing the agreement will be held responsible for any damages done to the leased property by themselves, family or guests for the duration of the lodging agreement. Damages to the unit will be deducted from the security deposit. Any required excessive housekeeping is also considered damage and the cost will be deducted from your security deposit.
Key Deposits: A refundable $50 key deposit is due and payable with balance payment on each rental. The key deposit refers to keys, parking permits, pool passes/tags, etc. Any items not returned will forfeit the $50. Key deposits will be processed within 30 days of check-out.
Occupancy: Occupancy is limited to the number or people (including children) listed on the lodging agreement. Should you have more people occupying the unit than the stated amount, you will be subject to the immediate termination of the lodging agreement and eviction with no refund.
Refunds: Weather, including hurricanes, are considered an “Act of God” and no refunds will be made. No refunds will be given for any beach replenishment or other events beyond the control of the owner or real estate company.
Check-in: Check-in is between 3:00 PM and 5:00 PM at our office. Please bring a copy of your lodging agreement with you. If you will be arriving after the check-in time, please call ahead and make arrangements. In order to allow sufficient time to prepare the unit for your use no early occupancy will be given. Cleaning may not be completed prior to 6:00 PM. If there are any cleaning problems call the office immediately. Any Guest not checked in within 24 hours of the arrival date will have their reservation cancelled and all monies will be forfeited.
Check-out: Check out time is by 10:00 AM on the last day of your reservation so that the unit may be prepared for the next Guest. Please return all keys, passes, permits, etc. to the our office by no later than 10:30 AM. If you are unable to do so please contact our office immediately. You must leave the unit as you found it: all furniture in place, no food in the unit, beds made, dishes cleaned & put away, and trash taken to the appropriate receptacle. Please follow the check-out procedures on the check-in package. We are not responsible for any items left in the unit. WE RESERVE THE RIGHT TO CHARGE GUEST ONE EXTRA DAY’S RENT IF YOU ARE NOT OUT OF THE UNIT BY 10:00 AM AND KEYS, ETC. ARE NOT RETURNED BY 10:30 AM.
Maintenance: Every effort is made to keep each unit and its equipment in good working order. Notify our office of any problems so repairs can be made. Guests shall not be entitled to any refund for any inoperable appliance, TV/VCR/DVD, A/C or heating unit. Agent will make every attempt to have repairs/replacement made within a reasonable period of time.
TV’s, VCR’s, DVD’s: When a TV/VCR/DVD is provided in a unit it is a courtesy of the owner. Repairs/replacement can not be guaranteed. Any rental is at Guest’s expense. We are not responsible for the operation of the remote controls or if a remote is not provided.
Telephones: Not all units are equipped with a phone. If the unit contains a phone, it is at the courtesy of the owner. Repair/replacement of the phone or service is not guaranteed. Only local calls are to be made with the phone. In the event the owner is charged for any long distance or collect calls during the Guest’s stay, the Guest will be charged a billing fee in addition to the telephone charges.
Lockouts: A fee will be charged if Guest becomes locked out and someone must be dispatched to the premises. The fee must be paid in cash prior to the Guest being admitted to the property. A photo ID may also be required to verify you are the appropriate Guest. If the Guest attempts to gain access on their own, they will be responsible for any damages or if the Guest calls a locksmith, they will be solely responsible for the costs.
Rules: All condominium rules must be adhered to.
Building Fees: Please note that some buildings charge an additional fee for parking and/or amenities (i.e. pool passes). This fee is not included in the rent rate and is the Guests sole responsibility and expense.
Parking & Trailers: Each building decides the number of parking spaces for each unit. Some buildings have restrictions on vehicle sizes. Trailers are not permitted to park on city streets or in condo lots. For trailer parking check with area marinas and municipal lots. We are not responsible for illegal parking.
Swimming Pools: Pools are generally open from Memorial Day to Labor Day, but the scheduling/hours is at the discretion of each building. Pools may close at any time for maintenance and no refunds will be given as we have no control over these situations. Children of diaper age are not allowed in most pools.
Outdoor Grills: Outdoor grills are not allowed in any multi-family property or on decks or balconies per Ocean City Town Fire Ordinance.
Noise Ordinance: There is a Noise Control Ordinance in effect in Ocean City, pursuant to CORMAR 10.20.01. It is a violation of your lodging agreement and grounds for immediate termination of the agreement and eviction if this ordinance is violated as a result of Guest’s activity in or about the property or elsewhere and no refund will be issued.
Pets: Pets are NOT allowed in any rental unit. Discovery of a pet on premises is grounds for immediate eviction without any refund. There are local kennels if you must bring your pet, please make arrangements prior to your arrival.
Smoking: Smoking is prohibited in all units. A fumigation charge will be levied if this is violated.
WHAT TO BRING
Linens (units only contain bedspreads and pillows, you will find the bed sizes listed on the Lodging Agreement)
Towels, paper products, soaps, beach equipment (as these items are not supplied in the unit as well)
The kitchens in the properties contain dishes, glasses, flatware, cooking utensils, toaster, coffee maker, pots and pans. Any other items which may be needed such as blenders, mixers, etc. YOU MUST BRING WITH YOU.
If there are children with you that need special equipment, such as high chairs, strollers, cribs, etc. BRING THEM WITH YOU. These items are not provided in the unit.
Not all units are equipped with telephone service, if a unit is equipped with a phone only local calls are allowed. We suggest you bring a cell phone with you.
You may also wish to bring or rent the following as they are not guaranteed to be in the unit or enough provided for you and your guests: Alarm clock, Radio, TV, VCR/DVD player, Universal TV remote.
